The decision to sell your house and plan a sale is not an easy one. Also considering for many Australian’s the successful sale of property can be highly profitably.
To help prepare you for what what’s ahead, here are are some expert tips by Lou Cooper from McGrath Estate Agents in Sydney.
1. First and foremost is the DECISION!
Rate yourselves in motivation– 1 being the lowest motivation and 10, the highest .
If you really don’t know if you want to sell, then don’t do it! You need more information to feel comfortable with the process. Property that is overpriced, not prepared or doesn’t really have a motivated vendor becomes stale very quickly. Perception is a powerful tool – this is the difference between getting a good result and not having to discount your property.
There is an old saying in the industry, the definition of insanity, “don’t keep doing the same thing and expecting a different result”. The market will tell you where your home sits- if it isn’t selling in today’s market then stop wasting your valuable dollars, the agents hard work and the chance of discounting your property – go to plan B.
2. So you are at least a 8-9 on the scale of 1-10 – Time for a real estate agent.
How to choose an agent? This process can take time, give yourselves at least four weeks. Ask friends if they know someone who has recently sold property. Try to meet as many agents as possible who work in your area and look on the agencies web sites. Each agency may have more than one agent that works in your area.
Contact them as a buyer, do you feel comfortable with them, did they give you valuable information, most of all did they answer your calls promptly?
It’s not always a good fit to get an agent with the most listings as you need to know if they will be in a position to give your property the attention it requires.
3. Be realistic!
Your home is ‘your” castle but will it appeal to the broader masses? The more people who view your home in a short period the better price you should obtain. Don’t however disregard that first offer- some buyers have been looking for a long time, they are know what is currently on the market and what has sold.
